HOLDOVER WITH PENALTY. If Tenant holdovers (extends) beyond the end of the Agreement term or after proper 30-days notice to vacate has been given, or beyond a different move-out date agreed to by the parties in writing, and Landlord does not authorize the holdover, rent for the holdover period shall be increased by $25 per day or 25% of the then-existing rental, whichever is greater; and at Landlord’s option, Landlord may extend the lease term for up to one month from date of notice of extension by delivering written notice to Tenant or Premises while Tenant is still holding over.
