HOUSING QUALITY STANDARDS AND LANDLORD-PROVIDED SERVICES. 1. The Landlord agrees to maintain the Unit and related facilities in a manner conducive to providing decent, safe and sanitary housing in accordance with 24 CFR 982.401 including any services, maintenance and utilities agreed to in the lease. 2. The Subrecipient shall have the right to inspect the Unit and related facilities at least annually and at such other times as may be necessary to confirm that the Unit is in decent, safe, and sanitary condition and that required maintenance, services, and utilities are provided. 3. If the Subrecipient determines that the Landlord is not meeting these requirements, the Subrecipient shall have the right even if the Tenant continues to occupy the Unit, to terminate payment of the Subrecipient’s Share of the rent and/or terminate this Contract.
