Common use of Increased Insurance Clause in Contracts

Increased Insurance. Tenant will not do or permit to be done on the Premises and/or the Property anything that will (a) increase the premium of any insurance policy Landlord carries covering the Premises or the Property; (b) cause a cancellation of or be in conflict with any such insurance policy; (c) result in any insurance company's refusal to issue or continue any such insurance in amounts satisfactory to Landlord; or (d) subject Landlord to any liability or responsibility for injury to any person or property by reason of Tenant's operations in the Premises or use of the Property. Tenant, at Tenant's sole cost and expense, will comply with all rules, orders, regulations and requirements of insurers and of the American Insurance Association or any other organization performing a similar function, of which Landlord provides Tenant written notice. Tenant will reimburse Landlord, as Additional Rent, for any additional premium charges for such policy or policies resulting from Tenant's failure to comply with the provisions of this section.

Increased Insurance. Tenant will not do do, or permit to be done on done, in the Premises and/or Premises, the Property Building or the Shopping Center anything that will (a) increase the premium of any insurance policy Landlord carries covering the Premises Premises, the Building or the PropertyShopping Center; (b) cause a cancellation of or be in conflict with any such insurance policy; (c) result in any insurance company's ’s refusal to issue or continue any such insurance in amounts satisfactory to Landlord; or (d) subject Landlord to any liability or responsibility for injury to any person or property by reason of Tenant's ’s operations in the Premises in, or use of of, the PropertyPremises, the Building or Shopping Center. Tenant, at Tenant's ’s sole cost and expense, will comply with all rules, orders, regulations and requirements of insurers and of the American Insurance Association or any other organization performing a similar function, of which Landlord provides Tenant written notice. Tenant will reimburse Landlord, as Additional Rent, for any additional premium charges for such policy or policies resulting from Tenant's ’s failure to comply with the provisions of this section.

Tenant will not do on the Property or permit to be done on the Premises and/or the Property by any party claiming by, through or under Tenant anything that will (a) increase the premium of any insurance policy Landlord carries covering the Premises or the Property; (b) cause a cancellation of or be in conflict with any such insurance policy; (c) result in any insurance company's ’s refusal to issue or continue any such insurance in amounts satisfactory to Landlord; or (d) subject Landlord to any liability or responsibility for injury to any person or property by reason of Tenant's ’s operations in the Premises or use of the Property. Tenant, at Tenant's ’s sole cost and expense, will comply with all rules, orders, regulations and requirements of insurers and of the American Insurance Association or any other organization performing a similar function, of which Landlord provides Tenant written notice. Tenant will reimburse Landlord, as Additional Rent, for any additional premium charges for such policy or policies resulting from Tenant's Xxxxxx’s failure to comply with the provisions of this sectionSection, which failure continues after the passage of any applicable notice and cure period.

Tenant will not do on the Property or permit to be done on the Premises and/or the Property anything that which will (a) increase the premium of any insurance policy that Landlord carries covering the Premises or the PropertyProperty unless Tenant pays any such premium increase; (b) cause a cancellation of or be in conflict with any such insurance policy; (c) result in any insurance company's refusal to issue or continue any such insurance in amounts reasonably satisfactory to Landlord; or (d) subject Landlord to any liability or responsibility for injury to any person or property by reason of Tenant's operations in the Premises or use of the Property. Tenant, at Tenant's sole cost and expense, will comply with all rules, orders, regulations and requirements of insurers and of the American Insurance Association or any other organization performing a similar function, of which Landlord provides Tenant written notice. Tenant will reimburse Landlord, as Additional Rent, for any additional premium charges for such policy or policies resulting from Tenant's failure to comply with the provisions of this sectionSection 4.5.

Tenant will reimburse Landlord, as Additional Rent, for any additional premium charges for such policy or policies resulting from Tenant's ’s failure to comply with the provisions of this section.
