Indemnification of Lessor for Environmental Damages. Lessee shall indemnify, defend and hold Lessor harmless from and against any and all Environmental Damages which arise from (1) the presence upon, about or beneath the Premises of any "Hazardous Materials" (as defined in this Lease) or of any chemical substance requiring remediation under any federal, state or local statute, regulation, ordinance or policy to the extent, and only to the extent, that such hazardous materials are placed upon the Premises by Lessee or its employees, agents, or invitees; or (2) the breach of any of the provisions of this Lease.
