Maintenance Contract. At Landlord’s option, Tenant shall enter into a maintenance contract, in form and substance and with a firm reasonably satisfactory to Landlord, for the maintenance of the Improvements or portions thereof as designated by Landlord.
Maintenance Contract. Lessee shall, at its sole cost and expense, during the term of this Lease maintain a regularly scheduled preventative maintenance/service contract with a maintenance contractor for the servicing of all hot water, heating and air conditioning systems and equipment within the leased premises. The maintenance contractor and contract must be approved by Lessor, which approval shall not be unreasonably withheld and must include monthly servicing, replacement of filters, replacement or adjustment of drive belts, periodic lubrication and oil change and any other services suggested by the equipment manufacturer.
Maintenance Contract. Lessor may, as an Operating Expenses, during the term of this Lease maintain a regularly scheduled preventative maintenance/service contract on an annual basis with a maintenance contractor for the servicing of all general sprinkler systems, hot water, heating and air conditioning systems and equipment within or servicing the Building. Lessee shall maintain, at Lessee's sole cost and expense, a regularly scheduled preventative maintenance/service contract on an annual basis with a maintenance contractor for the servicing of all hot water, heating and air conditioning systems within or exclusively servicing the Leased Premises.
Maintenance Contract. Tenant shall, at its own cost and expense, enter into a regularly scheduled preventative maintenance/service contract with a maintenance contractor for servicing all heating and air conditioning systems and equipment within the Premises and shall provide Landlord with copies of all service reports. The maintenance contractor and contract ________________ /4// within thirty (30) days /5// reasonable must be approved by Landlord./6// The service contract must include all services suggested by the equipment manufacturer within the operation/maintenance manual and must become effective (and a copy thereof delivered to Landlord) within thirty (30) days of the date Tenant takes possession of the Premises. Each Lease year Landlord will inspect the HVAC system to determine that the aforementioned maintenance is being performed. If the HVAC system is not being maintained pursuant to this Section Landlord will send notice of such lack of maintenance to Tenant and Tenant shall thereafter have thirty (30) days to perform the necessary maintenance. Failure by Tenant to complete the necessary maintenance in such thirty (30) day period shall be a material Event of Default and Landlord shall have the right to cure such Event of Default pursuant to Section 13. Should the inspection demonstrate a lack of maintenance of the HVAC system, Tenant shall pay for the cost of such inspection. Thirty days before Tenant vacates the Premises, Landlord will have the HVAC equipment inspected by a qualified HVAC mechanic at Landlord's expense. If in the opinion of the HVAC mechanic, the equipment has not been properly maintained,/7// then Landlord may authorize necessary repairs to be made to the system. Such repairs will be deducted from the Tenant's security deposit. Tenant shall reimburse Landlord for any and all costs associated with such repairs which exceed the amount of any security deposit. The remainder of the security deposit, if any, shall be refunded to Tenant in accordance with the terms of the Lease.
Maintenance Contract. Tenant shall, at its sole cost and expense, during the Term maintain a regularly scheduled preventative maintenance/service contract on an annual basis with a maintenance contract for the servicing of all heating, ventilation and air conditioning systems and equipment within or servicing to Leased Premises, including the UPS system and diesel generator. The maintenance contractors and contracts must be reasonably approved by Landlord and must include all services suggested by the equipment manufacturer. A copy of the service contract shall be provided to Landlord within thirty (30) days following the Commencement Date. In the event the service contracts are not provided, then Landlord shall have the right, but not the obligation to have the work done and the cost therefor shall be charged to Tenant as Additional Rent and shall become payable by Tenant with the payment of the rent next due hereunder.
Maintenance Contract. A Maintenance Contract is a contract signed by both the Customer and Radiocoms for the maintenance of equipment listed as a schedule to the Maintenance Contract, for a period as stated in the contract.
Maintenance Contract. This contract has a full Maintenance Service, which includes all manufacturers' recommended preventative and scheduled maintenance. The maintenance contract provides a toll-free (1-800) trouble reporting number, which will be answered 24x7. SWITCH troubles will be automatically reported, on a 24-hour basis, to the GTI Team's Remote Maintenance Administration Center (RMAC) in Atlanta, GA, through the installed Site Event Buffer (SEB). Any other troubles may also be called in on the 1-800 number.
Maintenance Contract. The Landlord pledges to sign an annual maintenance contract, for the HVAC system serving the Premises, with a recognized company agreed upon by the Landlord and Tenant. The contract shall be an all inclusive maintenance contract for ten (10) years at a cost of $19,920.00 plus HST (Canadian Funds). The Tenant shall reimburse the Landlord $85.10 for years 1-5 and $105.80 for years 6-10 per month applicable taxes included (Payable in Canadian Funds), such monthly reimbursements payable together with the monthly installments of Minimum Rent payable by Tenant hereunder.
Maintenance Contract. Litronic shall provide DISTRIBUTOR with product -------------------- updates and upgrades to new releases of the same products for software products with a current maintenance contract. Litronic will provide technical support to DISTRIBUTOR and DISTRIBUTOR will provide technical support to end-user."
