Common use of Landlord or Landlord Clause in Contracts

Landlord or Landlord. s agents or employees shall have the right upon request made on reasonable advance notice to Tenant, or to an authorized employee of Tenant at the Demised Premises, to enter and/or pass through the Demised Premises or any part thereof, at reasonable times during reasonable hours, (i) to examine the Demised Premises or to show them to the fee owners, lessors of superior leases, holders of mortgages, insurance carriers, or prospective purchasers, mortgagees or lessees of the land or the Building, and (ii) for the purpose of making such repairs or changes or doing such repainting in or to the Demised Premises or in or to the Building or its facilities as may be provided for by this Lease or as Landlord may deem necessary or as Landlord may be required to make by law or in order to repair and maintain the Building or its fixtures or facilities. Landlord shall be allowed to take all materials into and store such materials upon the Demised Premises which may be required for such repairs, changes, repainting or maintenance. Landlord's rights under this Section shall be exercised in such a manner as will not unreasonably interfere with Tenant's use and occupancy of the Demised Premises. Landlord, its agents or employees, shall also have the right to enter on and/or pass through the Demised Premises, or any part thereof without notice at such times as such entry shall be required by circumstances of emergency affecting the Demised Premises or the Building.

Landlord shall be allowed to take all materials into and store such materials upon the Demised Premises which that may be required for such repairs, changes, repainting or maintenance. Landlord's rights under this Section , without liability to Tenant, but Landlord shall be exercised in such a manner as will not unreasonably interfere with Tenant's use and occupancy of the Demised Premises. Landlord, its agents or employees, Landlord shall also have the right to enter on and/or pass through the Demised Premises, or any part thereof without notice thereof, at such times as such entry shall be required by circumstances of emergency affecting the Demised Premises or the Buildingsaid structure.

Landlord or Landlord. s agents or employees agent shall have the right right, upon request made on reasonable advance notice to Tenant, or to an authorized employee of Tenant at the Demised Premises, request (except in emergency as hereafter provided where no request need be made) to enter and/or pass through the Demised Premises or any part thereof, except for areas that Tenant has identified to Landlord in writing where money or other valuables are kept (hereinafter referred to as "security areas") at reasonable times during reasonable hours, (i) to examine the Demised Premises or and to show them to the fee owners, lessors of superior leases, holders of superior mortgages, insurance carriers, or prospective purchasers, mortgagees or lessees of the land or the BuildingBuilding as an entirety, and (ii) for the purpose of making such repairs or changes or doing such repainting in or to the Demised Premises or in or to the Building or its facilities facilities, as may be provided for by this Lease lease or as Landlord may deem necessary be mutually agreed upon by the parties or as Landlord may be required to make by law or in order to repair and maintain the Building said structure or its fixtures or facilities. Landlord shall be allowed to take all materials into and store such materials upon the Demised Premises which that may be reasonably required for such repairs, changes, repainting or maintenance. Landlord's rights under this Section maintenance to the Demised Premises only, without liability to Tenant, but Landlord shall be exercised in such a manner as will not unreasonably interfere with Tenant's use and occupancy of the Demised PremisesPremises and shall not store same overnight in the Demised Premises in an amount in excess of that which is necessary to continue such work the next day. Landlord, its agents or employees, Landlord shall also have the right to enter on and/or pass through the Demised Premises, or any part thereof without notice thereof, at such times as such entry shall be required by circumstances of emergency affecting the Demised Premises or the Building. In such circumstances of emergency, a policeman or fireman shall accompany Xxxxxxxx's entry into any security area whenever possible and Landlord will endeavor to give Tenant notice prior to such entry and if Xxxxxxxx is unable to notify Tenant at or prior to such entry, Landlord will give Tenant prompt notice after such entry.

Landlord or Landlord. s agents shall have the right after notice to Tenant (except in an emergency) to enter the Premises at all reasonable times, whether or not during normal business hours, for any of the purposes specified in this Article and (a) to examine the Premises or for the purpose of performing any obligation of Landlord or exercising any right reserved to Landlord in this Lease; (b) during business hours (as herein defined) to exhibit the Premises to others within the last twelve (12) months of the Term or in connection with the sale or lease or mortgage of the Building; (c) to make or cause to be made such repairs or Improvements, or to perform such maintenance, including the maintenance of Building Equipment, as Landlord may deem reasonably necessary or desirable; (d) to take into and store upon the Premises all materials that may be required in connection with any such repairs, Improvements or maintenance of the premises; and (e) to alter, renovate and decorate the Premises if during the last month of the Term of this Lease Tenant shall have abandoned the Premises. If Tenant, its agents or employees shall have not be present or shall not permit an entry into the right upon request made on reasonable advance notice to Tenant, or to an authorized employee of Tenant Premises at the Demised Premises, to enter and/or pass through the Demised Premises or any part thereof, at reasonable times during reasonable hours, (i) to examine the Demised Premises or to show them to the fee owners, lessors of superior leases, holders of mortgages, insurance carriers, or prospective purchasers, mortgagees or lessees of the land or the Building, and (ii) for the purpose of making such repairs or changes or doing such repainting in or to the Demised Premises or in or to the Building or its facilities as may be provided for by this Lease or as Landlord may deem necessary or as Landlord may be required to make by law or in order to repair and maintain the Building or its fixtures or facilities. Landlord shall be allowed to take all materials into and store such materials upon the Demised Premises which may be required for such repairs, changes, repainting or maintenance. Landlord's rights under this Section shall be exercised in such a manner as will not unreasonably interfere with Tenant's use and occupancy of the Demised Premises. Landlord, its agents or employees, shall also have the right to enter on and/or pass through the Demised Premises, or any part thereof without notice at such times as time when such entry shall be required by circumstances of emergency affecting permissible, Landlord may use a master key or forcibly enter the Demised Premises or the Buildingwithout any liability therefor.
