Common use of LANDLORD'S ACCESS TO PREMISES Clause in Contracts

LANDLORD'S ACCESS TO PREMISES. 26. (A) Landlord or Landlord’s agents shall have the right to enter and/or pass through the Demised Premises at all times after reasonable notice during normal business hours, except in an emergency, in which case no notice shall be required and entrance may be made at any time, to examine same, and to show them to mortgagees, ground lessors, prospective purchasers or lessees or mortgagees of the Building, and to make such repairs, improvements or additions as Landlord may deem necessary and Landlord shall be allowed to take all material into and upon and/or through said Demised Premises that may be required therefore. During the six months prior to the expiration of the term of this Lease, or any renewal term, Landlord may exhibit the Demised Premises to prospective tenants or purchasers at all reasonable business hours subject to the preceding provision. If Tenant shall not be personally present to open and permit an entry into said premises at any time when for any reason an entry therein shall be necessary, Landlord or Landlord’s agents may enter the same by a master key without rendering Landlord or such agent liable therefore.
