Common use of Landlord's Authority and Quiet Enjoyment Clause in Contracts

Landlord's Authority and Quiet Enjoyment. Landlord covenants and represents that it has full and complete authority to enter into this Lease under all of the terms, conditions, and provisions set forth herein, and, subject to the terms, provisions, and conditions hereof, so long as Tenant keeps and substantially performs each and every term, provision, and condition herein contained on the part of Tenant to be kept and performed and so long as Tenant is not in default hereunder, Tenant shall, during the Term hereof, peacefully and quietly enjoy the Premises without hindrance or molestation by Landlords, its successors and assigns, subject to the covenants, agreements, terms, provisions and conditions of this Lease, or by any other person lawfully claiming by, through or under the same, subject to the covenants, agreements, terms, provisions and conditions of this Lease and the effect of the application of same.
