Landlord's Covenant of Quiet Enjoyment. Provided Tenant performs the terms, conditions and covenants of this Lease, and subject to the terms and provisions hereof, Landlord covenants and agrees to take all necessary steps to secure and to maintain for the benefit of Tenant the quiet and peaceful possession of the Demised Premises, for the Lease Term, without hindrance, claim or molestation by Landlord or any other person lawfully claiming under Landlord.

Landlord's Covenant of Quiet Enjoyment. Provided Landlord covenants that upon Tenant performs complying with the terms, covenants and conditions and covenants of this Lease, Tenant may peaceably and subject to quietly have, hold and enjoy the terms and provisions hereof, Landlord covenants and agrees to take all necessary steps to secure and to maintain Demised Premises for the benefit of Tenant the quiet and peaceful possession of the Demised Premises, for the Lease Term, Term without hindrance, claim hindrance or molestation interruption by Landlord or by any other person lawfully or persons claiming under Landlord.

Provided So long as Tenant performs the terms, conditions and covenants of this Lease, and subject to the terms and provisions hereofis not in default hereunder beyond any applicable grace or cure period, Landlord covenants and agrees to take all necessary steps to secure and to maintain for the benefit of Tenant the quiet and peaceful possession of the Demised Premises, for the Lease Term, without hindrance, claim or molestation by Landlord or any other person lawfully claiming under Landlordperson.

Landlord's Covenant of Quiet Enjoyment.
