Landlord’s entitlement to damages. The Landlord’s entitlement to recover damages from the Tenant or any other person is not limited or affected by any of the following: (a) the abandonment or vacation of the Premises by the Tenant; (b) the Landlord’s election to re-enter the Premises or terminate this Lease; (c) the Landlord’s acceptance of the Tenant’s repudiation; or (d) the parties’ conduct (or that of any of their servants or agents) constituting a surrender by operation of Law.
