LANDLORD'S MAINTENANCE DUTIES. Landlord will perform all maintenance and repair reasonably necessary to maintain the Project in a condition consistent with a first class property of the type constituted by the Project (e.g., office building, R&D building, retail center, etc.) in the municipality in which it is located. Notwithstanding the preceding sentence, Landlord's maintenance obligations shall not extend to any maintenance duties of Tenant set forth in Article V or the maintenance of any other portion of the Project which is the responsibility of any other tenant under such other tenant's lease. Landlord's maintenance duties shall be carried out in a prompt, diligent and workmanlike manner and shall include (to the extent not required to be performed by Tenant under Article V): (a) keeping the Common Area, including the parking areas reasonably clean. (b) performing snow and ice removal and sanding/salting for all portions of the Common Area constituting parking areas, drives and walkways. (c) keeping the exterior and structure of the Buildings in good repair, except that to the extent not covered by Landlord's Insurance, Tenant will be responsible for any repair necessitated by the neglect or willful misconduct of Tenant or Tenant's agents, servants, employees or contractors.

Notwithstanding the preceding sentence, provided same is not the result of Landlord's ’s act or failure to act, Landlord’s maintenance obligations shall not extend to any maintenance duties of Tenant set forth in Article V or the maintenance of any other portion of the Project which is the responsibility of any other tenant under such other tenant's ’s lease. Landlord's ’s maintenance duties shall be carried out in a prompt, diligent and workmanlike manner and shall include (to the extent not required to be performed by Tenant under Article V):
(a) keeping the Common Area, including the parking areas reasonably cleanclean and in good repair and condition.
(b) performing snow and ice removal and sanding/salting for all portions of the Common Area constituting parking areas, drives and walkwayswalkways as may be required by weather conditions.
(c) keeping the exterior and structure of the Buildings Building in good repair, except that to the extent not covered by Landlord's Insurance’s Insurance (or which would have been covered had Landlord carried the insurance required to be carried under this Lease), Tenant will be responsible for any repair necessitated by the neglect or willful misconduct of Tenant or Tenant's ’s agents, servants, employees or contractors.
