Common use of Landlord’s Option to Repair Clause in Contracts

Landlord’s Option to Repair. Landlord may, at its option and at the cost and expense of Tenant, unless covered by Landlord's insurance, repair or replace any damage or injury done to the Building or any part thereof caused by Tenant, Tenant's agents, employees, licensees, invitees or visitors. Tenant shall pay the cost thereof, plus interest thereon as provided in Section 15.13 herein, to Landlord on demand. Tenant further agrees to maintain and keep the interior of the Premises in good repair and condition at Tenant's expense. Tenant agrees not to commit or allow any waste or damage to be committed on any portion of the Premises.
