Landlord’s Remedies for Abandonment. In the event of abandonment, the parties agree that Landlord shall have a general right and entitlement to act promptly to preserve and protect the Property and avoid loss or damage. This right shall be broadly construed. All reasonable actions taken by Landlord in furtherance of this right are permitted, so long as same are not prohibited by law. Tenant abandonment: (a) has the effect of immediately terminating this Lease without necessity for further notice to or communications with Tenant; (b) allows Landlord to immediately enter the Property and re-take possession to the exclusion of Tenant; (c) allows Landlord to change and re-key the locks as authorized by Property Code Sec. 92.156(e); (d) allows Xxxxxxxx to remove any of Tenant’s personal belongings left on the Property and dispose of same as described in the next paragraph; and (e) allows Landlord to re-lease the Property.
