Common use of LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES Clause in Contracts

LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. In the event that repairs required to be made by Tenant pursuant to this Lease become critical by reason of Tenant's failure to maintain the Demised Premises, Tenant's Property and Leasehold Improvements in good order and condition and in compliance with all applicable laws, orders and regulations, Landlord may, but shall not be obligated to, make repairs at Tenant's expense. Within ten (10) days after Landlord renders a xxxx for the cost of said repairs, Tenant shall reimburse Landlord.
