Common use of Late Rent Clause in Contracts

Late Rent. The Annual Fixed Rental payments are due on the first day of the month and shall be considered late if received after the tenth day of the month. In the event that Tenant fails to make the Annual Fixed Rental payment on or before the fifteenth day of the month, Tenant shall pay a late charge in the amount of 5% of the amount due.

In the event that Tenant fails to make the Annual Fixed Rental any Rent payment on or before the fifteenth (15th) day of the month, Tenant shall pay a late charge in the amount of 5% of the amount Base Rent due. Except as otherwise provided in this Lease, Rent payments are due without notice or demand and without setoff or deduction.
