B. Notwithstanding anything herein to the contrary, Tenant shall only be responsible for that portion of a release, spill or discharge of toxic and/or hazardous substances, materials, gases, waste or contamination caused by Tenant. Under no circumstances shall Tenant be liable for any toxic and/or hazardous substances, materials, gases, waste or contamination released, spilled, discharged or located in, on, under or about the Premises prior to or after Tenant's occupancy. In no event shall Tenant be liable for any releases, spills or discharges of toxic and/or hazardous substances, materials, gases, waste or contamination in compliance with applicable law.
LEASE EFFECTIVE DATE. The Lease shall be effective on the Effective Date provided in Section A.4. The Lease Term shall commence upon the Lease Term Commencement Date and shall terminate on February 28, 2024 (the “Lease Termination Date”). The term of the Lease shall be the period beginning on the Lease Term Commencement Date and ending on the Lease Termination Date (the “Lease Term”).
