LEGAL ACTION AND ATTORNEY’S FEES. In the event Landlord takes legal action against Tenant to enforce any of the terms, conditions and covenants of this Lease and the Landlord is successful and prevails against Tenant, then Xxxxxx agrees to pay the Landlord’s reasonable attorney’s fees and court costs.
