Legal Requirement Covenants. Tenant's use, maintenance, operation and any alteration of the Leased Property shall at all times conform to all applicable local, state, and federal laws, ordinances, rules, and regulations (including but not limited to the Americans with Disabilities Act). The judgment of any court or administrative body of competent jurisdiction, or the decision of any arbitrator (final beyond any appeal) that Tenant has violated any such Legal Requirements or Insurance Requirements, shall be conclusive of that fact as between Landlord and Tenant.
