Common use of LESSEE'S PROPERTY INSURANCE Clause in Contracts

LESSEE'S PROPERTY INSURANCE. Lessee shall, at Lessee's sole expense, maintain on all of Lessee's personal property and leasehold improvements and alterations on the Premises (other than the Tenant Improvements), a policy of "all risk" property damage insurance in the full amount of their replacement value. Such insurance shall name Lessor as an additional insured and all proceeds of any such insurance shall be applied to the restoration of fixtures, improvements, and alterations to the extent provided in Section 21; any proceeds of such insurance remaining after such restoration shall belong to Lessee.
