Common use of Lessor Indemnification Clause in Contracts

Lessor Indemnification. Lessor and its successors and assigns shall indemnify, defend, reimburse and hold Lessee, its employees and lenders, harmless from and against any and all environmental damages which existed as a result of Hazardous Substances on the Premises prior to the Start Date or which are caused by the gross negligence, or intentional acts of Lessor, its agents or employees. Lessor's obligations, as and when required by the Applicable Requirements, shall include, but not be limited to, the cost of investigation, removal, remediation, restoration and/or abatement, and shall survive the expiration or termination of this Lease.

Lessor Indemnification. Except as otherwise provided in paragraph 8.7, Lessor and its successors and assigns shall indemnify, defend, reimburse and hold Lessee, its employees and lenders, harmless from and against any and all environmental damages which existed as a result damages, including the cost of Hazardous Substances on the Premises prior to the Start Date or remediation, which are caused by the gross negligence, negligence or intentional acts willful misconduct of Lessor, its agents or employees. Lessor's ’s obligations, as and when required by the Applicable Requirements, shall include, but not be limited to, the cost of investigation, removal, remediation, restoration and/or abatement, and shall survive the expiration or termination of this Lease.

Lessor Indemnification. Lessor and its successors and assigns shall indemnify, defend, reimburse and hold Lessee, its employees and lenders, harmless from and against any and all environmental damages damages, including the cost of remediation, which result from Hazardous Substances which existed as a result of Hazardous Substances on the Premises prior to the Start Date Lessee’s occupancy or which are caused by the gross negligence, or intentional acts of Lessor, its agents or employees. Lessor's ’s obligations, as and when required by the Applicable Requirements, shall include, but not be limited to, to the cost of investigation, removal, remediation, restoration and/or abatement, and shall survive the expiration or termination of this Lease.

Lessor's obligations, as and when required by the Applicable Requirements, obligations shall include, but not be limited to, the Effects, the cost of investigation, removal, remediation, restoration restoration, and/or abatement, and shall survive the expiration or termination of this Lease.
