Lessor to Mitigate Damages. (a) If the Lessee vacates the Leased Premises or if the Lessor accepts the Xxxxxx’s repudiation based on the Lessee’s breach of an essential term of this Lease and terminates this Lease, the Lessor must take reasonable steps to mitigate its loss and endeavour to re- lease the Leased Premises on reasonable terms.
