Common use of Lessor’s Duty to Repair Clause in Contracts

Lessor’s Duty to Repair. Lessor shall maintain in good working order and make all repairs to the Premises’ foundation, roof, plumbing systems, electrical and lighting systems, heating, ventilation and air conditioning systems (“HVAC”) structural integrity, fire protection and fire alert systems and all other repairs in and to the Leased Premises except that County shall make those repairs occasioned by County’s negligent use of the Leased Premises. All repairs/maintenance will need to be addressed within five (5) business working days, with sanitation and leak issues to be prioritized and remedied with an immediate response, by no longer than a 24 hour period.
