Common use of Lessor's Property on Expiration Clause in Contracts

Lessor's Property on Expiration. All Lessee Alterations, including, but not limited to, all walls, railings, carpeting, floor and wall coverings and other permanent real estate fixtures (excluding, however, Lessee's trade fixtures and equipment) made by, for, or at the direction of Lessee, shall when made, become the property of Lessor and shall remain upon the Leased Premises at the expiration or earlier termination of this Lease Agreement; provided, however, that if Lessor at the time of giving its approval to any Lessee Alteration notifies Lessee that approval is conditioned upon restoration, then prior to the expiration of the Term of this Lease Agreement, Lessee shall, at its sole cost and expense, remove such Lessee Alterations and restore the Leased Premises to its condition prior to the making of such Lessee Alteration.
