Limitation on Use. Tenant shall use the Premises only for ----------------- the Permitted Use stated in the Schedule. Tenant shall not allow any use of the Premises which will negatively affect the cost of coverage of Landlord's insurance on the Project. If any governmental authority shall deem the Premises to be a "place of public accommodation" under the Americans with Disabilities Act or any other comparable law as a result of Tenant's use, Tenant shall either modify its use to cause such authority to rescind its designation or be responsible for any alterations, structural or otherwise, required to be made to the Building or the Premises under such laws; provided that Tenant shall have no obligation to make any alterations to rectify any non-compliance matter which existed as of the Commencement Date.

Tenant Subtenant shall not allow any use of the Premises which would cause the value or utility of any part of the Premises to diminish or would unreasonably interfere with any other tenant or with the operation of the Project by LandlordLandlord or Sublandlord. If any governmental authority shall deem the Premises to be a "“place of public accommodation" ” under the Americans with Disabilities Act or any other comparable law as a result of Tenant's Subtenant’s peculiar use, Tenant Subtenant shall either modify its use to cause such authority to rescind its designation or be responsible for any alterations, structural or otherwise, required to be made to the Building or the Premises under such laws; provided that Tenant shall have no obligation to make any alterations to rectify any non-compliance matter which existed as of the Commencement Date.
