Maintenance of Tangible Property. The Borrower will maintain, or to the extent that the right of operating is vested in others, will exercise commercially reasonable efforts to require the operator to maintain, the Mortgaged Properties in good repair and working order and make all necessary replacements thereof and operate the Mortgaged Properties in a good and workmanlike manner.
