Common use of Maintenance of the Estate Clause in Contracts

Maintenance of the Estate. The right to enter upon the Premises on reasonable prior notice (save in emergency) in connection with the erection, alteration, improvement, repair or maintenance of any other parts of the Estate or any adjoining or neighbouring property but only where such erection, alteration, improvement, repair or maintenance would not otherwise be reasonably practicable and provided that in exercising this right the Landlord shall comply with the Tenant's reasonable security arrangements and allow the Landlord's representative to be accompanied by a representative of the Tenant if the Tenant so requires (save in emergency).
