Master Plan for the Site. 12.3.1 The Concessionaire shall at all times procure and ensure that the Port is constructed and developed in accordance with the Master Plan set forth in Schedule-A. 12.3.2 The Concessionaire may, with prior written consent of the Authority, use any area earmarked for future expansion of the Port, for other purposes incidental to or associated with the Port, until the same is required for the expansion specified in the Master Plan, subject to the condition that only temporary structures may be constructed in such area and the use thereof shall at all times be in conformity with Applicable Laws and Good Industry Practice. 12.3.3 The Concessionaire may, at any time during the Concession Period, seek approval of the Authority for modifications in the Master Plan to improve or augment the Port Services and upon receipt of any request hereunder, the Authority shall grant approval to the extent reasonably required in pursuance of this Clause 12.3.
