Common use of Miscellaneous Charges Clause in Contracts

Miscellaneous Charges. 10.1. Lessor and Lessee acknowledge and agree that a portion of the Monthly Base Rent includes maintenance of the telephone system currently in place at the Premises, but does not include charges for the use of the telephones. Lessee will establish at least one independent telephone number within ten (10) days of the Effective Date. Lessor shall measure use and will provide a written xxxx to Lessee for such usage as and when Lessor deems desirable. Lessee shall make payment in full for such charges within ten (10) business days following delivery of such written xxxx.
