Common use of Monthly Parking Charge Clause in Contracts

Monthly Parking Charge. Commencing on the Commencement Date, Tenant shall pay, on or before the first day of the month during the Term, in respect of Tenant’s Pro Rata Share of Parking Spaces in the Garage and the 50-60 Garage, the market rate monthly charge therefor designated by Landlord, as such monthly charge may be adjusted annually during the Term, based upon the rates charged by comparable parking facilities in the vicinity of the Project. The monthly rate for nearby parking garages controlled by Landlord’s affiliates is $300 per month per parking space as of the date of this Lease.
