No Maintenance or Repair by Landlord. Landlord shall have no obligation to improve, alter, replace, maintain and/or repair the Premises, or any part thereof. Landlord may inspect the Premises as all reasonable times to determine whether Tenant has fulfilled its maintenance and repair obligations under this Lease and to otherwise inspect or exhibit the Premises; provided, however, that Landlord shall never be obligated to inspect the Premises for any reason.
