Nonmaterial Amendments. If any lender should require any nonmaterial modification of this Lease as a condition of loans secured by a lien on the Premises, or the land underlying the Premises, or if any such nonmaterial modification is required as a condition to a ground or underlying lease, Tenant will approve and execute any such modifications, promptly after request by Landlord provided no such modification shall relate to the net effective rent payable hereunder, the length of the Term or otherwise materially change the rights or obligations of Landlord or Tenant.
