Common use of Occupancy of the Premises Clause in Contracts

Occupancy of the Premises. Tenant shall occupy the Premises continuously from the Term Commencement Date for the Permitted Uses only. Tenant shall not (i) injure or deface the Premises or the Building, (ii) install any sign in or on any window, demising wall or Common Area without the written consent of the Landlord, (iii) permit in the Premises any flammable fluids or chemicals not reasonably related to the Permitted Uses nor (iv) permit nuisance or any use thereof which is improper, offensive, contrary to any Legal Requirement or Insurance Requirement.

Occupancy of the Premises. Tenant shall agrees to occupy the Premises continuously from the Term Commencement Date for the Permitted Uses Use only. Tenant shall will not (i) injure or deface the Premises or the Building, (ii) install any sign in or on any window, demising wall wall, corridor, elevator foyer or other Common Area without the written consent of the LandlordArea, (iii) permit in the Premises any flammable inflammable fluids or chemicals not reasonably related to the Permitted Uses Use, nor (iv) permit any nuisance or any use thereof of the Premises which is improper, offensive, contrary to any Legal Requirement or Insurance RequirementRequirement or liable to render necessary any alteration or addition to the Building.

Tenant shall not (i) injure or deface the Premises or the Building, (ii) install any exterior sign except as set forth in or on any window, demising wall or Common Area without the written consent of the LandlordSection 26.06, (iii) permit in the Premises any flammable fluids or chemicals not reasonably related to the Permitted Uses nor Uses, or (iv) permit any nuisance or any use thereof which is improper, offensive, contrary to any Legal Requirement or Insurance RequirementRequirement or liable to render necessary any alteration or addition to the Building. Tenant shall not permit any noise, vibration or odor to emit from the Premises which in Landlord’s sole discretion is offensive or inappropriate for a building comparable to the Building.
