OFFICE COMPLEX SUBSTANTIALLY DAMAGED. In the event that more than fifty percent (50%) of the value of the Office Complex is damaged or destroyed by fire or other casualty, and irrespective of whether damage or destruction can be made tenantable within two hundred forty (240) days thereafter, then at Lessor's or Lessee's option, by written notice to the other, mailed within forty-five (45) days from the date of such damage or destruction, either party may terminate this Lease effective upon the date ninety (90) days after such notice.
