OFFICE LEASE. This Office Lease (the “Lease”), dated as of the date set forth in Section 1 of the Summary of Basic Lease Information (the “Summary”), below, is made by and between XXXXXX REALTY FINANCE PARTNERSHIP, L.P., a Delaware limited partnership (“Landlord”), and DROPBOX, INC., a Delaware corporation (“Tenant”).

This Lease, which includes the preceding Summary and the exhibits and the Extension Rider attached hereto and incorporated herein by this reference (the Lease, the Summary and the exhibits to be known sometimes collectively hereafter as the “Lease”), dated as of the date set forth in Section 1 of the Summary, is made by and between XXXXXX XXXXXX OWNER C, L.L.C., a Delaware limited liability company (“Landlord”), and ALTHEADX, INC., a Delaware corporation “Tenant”).
OFFICE LEASE. Licensee presently has (or is contemporaneously executing) a lease for office space within the building(s) in which the parking area is located.
a. A default in this License Agreement shall constitute a default under Licensee’s Office Lease with Licensor and entitle Licensor to all remedies provided therein including the termination of the Office Lease.
b. A termination of the Office Lease, whether by expiration of the term or otherwise, shall automatically constitute a termination of this License Agreement.
