Common use of Operating Costs Defined Clause in Contracts

Operating Costs Defined. The “Operating Costs” of the Blossom Complex are hereby defined to include all real estate taxes and assessments, if any, which may be levied on the real property (land and buildings) of which the Premises are a part; snowplowing, ice removal, and all charges for landscaping and maintaining the common grounds; all charges for the maintenance, repair and/or replacement of all common area roadways, driveways, parking lots, utility service lines including but not limited to water, sewer, electric and gas; and all other maintenance, operation, service or repair expenses and costs of supplies expended in connection with the operation of Blossom Complex which are incident to the common use by the facilities composing the Blossom Complex.
