Common use of Operational Insurance Clause in Contracts

Operational Insurance. Tenant shall, at its own expense, --------------------- commencing with the Commencement Date and continuing throughout the Term, procure and maintain operational insurance with reputable insurance companies of recognized responsibility; provided, however, that with respect to the first One Million Dollars ($1,000,000) of coverage required by this Section such coverage shall be obtained from insurance companies authorized to do business in the United States with a rating of no less than A-VII by A.M. Best. All other coverage shall be obtained from one or more insurance companies with an A.M. Best rating of no less than B+V with respect to domestic insurance companies or of at least comparable standing if a foreign-based insurer. Operational insurance required herein shall have the following minimum coverage:
