Common use of Other Tenant Insurance Coverage Clause in Contracts

Other Tenant Insurance Coverage. Not more often than once every year and upon not less than thirty (30) days’ prior written notice, Landlord may require Tenant, at Tenant’s sole cost and expense, to procure and maintain other types of insurance coverage and/or increase the insurance limits set forth above if Landlord determines such increase is required to protect adequately the parties named as insureds or additional insureds under such insurance.

Not more often than once every year and upon not less than thirty (30) days’ prior written notice, Landlord may require Tenant, at Tenant’s sole cost and expense, to procure and maintain other types of insurance coverage and/or increase the insurance limits set forth above if Landlord determines such increase is required to protect adequately the parties named as insureds or additional insureds under such insuranceinsurance and such insurance is then customarily being required of landlords of Comparable Buildings.

Other Tenant Insurance Coverage. Not more often than once every year four (4) years and upon not less than thirty ninety (3090) days’ prior written notice, Landlord may require Tenant, at Tenant’s sole cost and expense, to procure and maintain other types of insurance coverage and/or increase the insurance limits set forth above if Landlord determines such increase is required to protect adequately the parties named as insureds or additional insureds under such insurance; provided, that such insurance coverages and/or insurance limits are then being required by the majority of institutional owners of Comparable Buildings. Tenant shall also maintain such other insurance as may be required by Applicable Laws.
