Payment for Metered Water Supply. The Landlord may at any time require the Tenant to pay for water consumed on the Property not as part of the Additional Rent but as a separate annual charge to be calculated at the rate of the standard tariff of the Landlord for the Estate according to the amount of water consumed at the Property as shown by a separate meter which shall forthwith be installed on the Property in a proper and workmanlike manner and maintained at all times in perfect working order at the Tenant’s expense
