Common use of PAYMENT OF RENT AND SECURITY DEPOSIT AFTER DEFAULT Clause in Contracts

PAYMENT OF RENT AND SECURITY DEPOSIT AFTER DEFAULT. If Tenant is in default (beyond applicable grace and cure periods as provided for in this Lease) with respect to any monetary obligation due hereunder more than three (3) times during the term of this Lease, at Landlord’s option, all monetary obligations of Tenant hereunder shall thereafter be paid by cashiers check, and Tenant shall, upon demand, provide Landlord with a security deposit equal to three (3) months’ Rent. If Landlord has required Tenant to make said payments by cashiers check or to provide an additional security deposit, Tenant’s failure to make a payment by cashiers check or to provide an additional security deposit, shall be a default hereunder.
