PERFORMANCE OF LEASE BY LEASEHOLD MORTGAGEE. The Leasehold Mortgagee shall to the extent it has the right to do so under its Mortgage, have the right to perform any term, covenant, condition, or agreement and to remedy any default by Tenant under this Lease, and Landlord shall accept such performance by the Leasehold Mortgagee with the same force and effect as if performed by Tenant.
