DEMISE OF LEASED PREMISES. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for Tenant's own use in the conduct of Tenant's business and not for purposes of speculating in real estate, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws governing the use of the Leased Premises and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and Property, and (iv) all reasonable rules and regulations from time to time established by Landlord. Notwithstanding any provision of this Lease to the contrary, Landlord hereby reserves to itself and its designees all rights of access, use and occupancy of the Building roof, provided that Tenant may retain the antennae existing on the Building roof as of the Effective Date of this Lease and shall have a right to access the Building roof for maintenance of such antennae and Tenant's other maintenance and repair obligations pursuant to this Lease.

DEMISE OF LEASED PREMISES. Landlord hereby demises and lets to Tenant and Tenant hereby takes and leases from Landlord, for the term and upon the provisions hereinafter specified, the Leased Premises.
DEMISE OF LEASED PREMISES. In consideration of the mutual covenants and agreements herein contained and subject to the same, Lessor hereby demises, leases and rents to Lessee and Lessee hereby takes and accepts from Lessor the Leased Premises for the term specified herein all upon the terms and conditions as set forth in this Agreement.

Tenant’s lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Article 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws governing the use of the Leased Premises and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and the Property, and (iv) all reasonable rules and regulations from time to time established by Landlord.

DEMISE OF LEASED PREMISES. County hereby leases to Lessee and Lessee hereby hires and accepts from County on the terms and conditions contained in this Lease Agreement the Leased Premises described herein.
DEMISE OF LEASED PREMISES. Tenant's lease of the Leased Premises, together with the appurtenant right to use the Common Areas as described in Article 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of the Lease, (ii) all Laws governing the use of the Leased Premises and the Project, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and the Project, and (iv) all reasonable rules and regulations from time to time established by Landlord.
DEMISE OF LEASED PREMISES. In consideration of the rents hereinafter reserved and of the covenants and agreements hereinafter contained, Landlord does hereby demise and lease unto Tenant, and Tenant does hereby hire and take from Landlord, all those premises (the "Leased Premises") with the improvements and appurtenances now or hereafter located therein, in a building commonly designated as 000 X. Xxxxx Xxxxxx, situated in the City of Waukesha, Waukesha County, Wisconsin and outlined in red on the plan attached hereto as Exhibit A. This Lease for the Leased Premises is subject to municipal and zoning ordinances regulating and restricting the use of the Leased Premises and construction of any improvements thereon and recorded covenants, easements and restrictions affecting the Leased Premises.
