PERSONALTY, FIXTURES AND EQUIPMENT. A. All permanent building fixtures in or on the Leased Premises paid for by Lessor including, but not limited to, heating system, electrical wiring, lighting system, ventilating system, plumbing system, and air conditioning system, shall be the property of Lessor. All other movable fixtures, trade fixtures, equipment and all other articles of personal property owned by Xxxxxx shall remain the property of Xxxxxx. B. Lessee shall furnish and pay for any and all equipment, furniture, movable fixtures, trade fixtures, and signs, except for such items, if any, described in Article 20(A) above, as owned by Lessor. C.
