Planning Application Submission End Date. Where no Planning Application has been validated by the Local Planning Authority through its planning portal by [appropriate early termination date to be inserted] (or such later date as the parties may agree) the Landlord may terminate this Agreement by giving written notice to the Tenant but without prejudice to the rights and remedies of either Party in relation to any breach or non-performance of this Agreement by the other.
