POSSESSION AND OCCUPATION. 6.1 Vacant occupation and possession of the property shall be given by the Seller to the Purchaser on registration of transfer, or sooner by mutual written agreement. 6.2 All risks in and to the property shall pass to the Purchaser on the date of transfer or date of occupation, whichever occurs sooner, from which date the Purchaser shall be liable for all rates and other outgoings in respect of the property, including the payment of a monthly levy to the Homeowners’ Association as provided for in Clause 11.2.
