Precedence of this Article. The rights, options and obligations of the Lessee set forth in this Article may be exercised or shall be fulfilled, as the case may be, whether or not a Default exists hereunder, provided that such Default will not result in nonfulfillment of any condition to the exercise of any such right or option, and provided further that no amounts payable pursuant to this Lease Agreement shall be prepaid in part during the continuance of an Event of Default described in Section 8.1(a).
