Common use of Prepaid Rent Clause in Contracts

Prepaid Rent. Upon the execution of this Lease, Tenant shall, in addition to the payment of the first month's Rent as set forth in Section 4(a), pay to Landlord the prepaid Rent set forth in Section 1(i), and if Tenant is not in default of any provisions of this Lease, such prepaid Rent shall be applied toward Base Monthly Rent for the months set forth in Section 1(i). Landlord's obligations with respect to the prepaid Rent are those of a debtor and not of a trustee, and Landlord can commingle the prepaid Rent with Landlord's general funds. Landlord shall not be required to pay Tenant interest on the prepaid Rent. Landlord shall be entitled to immediately endorse and cash Xxxxxx's prepaid Rent; however, such endorsement and cashing shall not constitute Landlord's acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said prepaid Rent.

Prepaid Rent. Landlord shall be entitled to immediately endorse and cash XxxxxxTenant's prepaid Rent; however, such endorsement and cashing shall not constitute Landlord's acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said prepaid Rent.

Prepaid Rent. Upon the execution of this Lease, Tenant shall, in addition to the payment of the first month's Rent as set forth in Section 4(a), shall pay to Landlord the prepaid Prepaid Rent set forth in Section Subparagraph 1(i), and if Tenant is not in default Default of any provisions provision of this Lease, such prepaid Prepaid Rent shall be applied toward Base Monthly Rent for during the months set forth in Section 1(i)seventh (7th) full calendar month of the Term with respect to Xxxxxx’s leasing of the Premises. Landlord's ’s obligations with respect to the prepaid Prepaid Rent are those of a debtor and not of a trustee, and Landlord can commingle the prepaid Prepaid Rent with Landlord's ’s general funds. Landlord shall not be required to pay Tenant interest on the prepaid Prepaid Rent. Landlord shall be entitled to immediately endorse and cash Xxxxxx's prepaid Tenant’s Prepaid Rent; however, such endorsement and cashing shall not constitute Landlord's ’s acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said prepaid Prepaid Rent. If Landlord sells the Premises and deposits with the purchaser the Prepaid Rent, Landlord shall be discharged from any further liability with respect to the Prepaid Rent.

Landlord's obligations with respect to the prepaid Rent are those of a debtor and not of a trustee, and Landlord can commingle the prepaid Rent with Landlord's general funds. Landlord shall not be required to pay Tenant interest on the prepaid Rent. Landlord shall be entitled to immediately endorse and cash Xxxxxx's prepaid Rent; however, such endorsement and cashing shall not constitute Landlord's acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said prepaid Rent.

Upon the execution of this Lease and as a condition for Landlord’s benefit to the effectiveness of this Lease, Tenant shall, in addition to the payment of the first month's Rent as set forth in Section 4(a), shall pay to Landlord the prepaid Rent set forth in Section 1(i), and if Tenant is not in default of any provisions of this Lease, such the Basic Lease Terms. Such prepaid Rent shall be applied toward Base Monthly the first month for which Rent is due for the months set forth in Section 1(i)Original Term. Landlord's ’s obligations with respect to the prepaid Rent are those of a debtor and not of a trustee, and Landlord can commingle the prepaid Rent with Landlord's Xxxxxxxx’s general funds. Landlord shall not be required to pay Tenant interest on the prepaid Rent. Landlord shall be entitled to immediately endorse and cash Xxxxxx's Tenant’s prepaid Rent; however, such endorsement and cashing shall not constitute Landlord's ’s acceptance of this Lease. In the event Landlord does not accept this Lease, Landlord shall return said prepaid Rent, without interest thereon.
