Common use of Preparation of Space Plans Clause in Contracts

Preparation of Space Plans. In accordance with the Work Schedule, Landlord agrees to meet with Tenant’s architect and/or space planner for the purpose of promptly reviewing preliminary space plans for the layout of the Premises prepared by Tenant (“Space Plans”). Landlord hereby approves the use of Ocio Design Group as Tenant’s architect for the Tenant Improvements. The Space Plans are to be sufficient to convey the architectural design of the Premises and layout of the Tenant Improvements therein and are to be submitted to Landlord in accordance with the Work Schedule for Landlord’s approval. If Landlord reasonably disapproves any aspect of the Space Plans, Landlord will advise Tenant in writing of such disapproval and the reasons therefor in accordance with the Work Schedule, which shall in any event be within three (3) business days of submittal to Landlord. Tenant will then submit to Landlord for Landlord’s approval, in accordance with the Work Schedule (which shall in any event be within five (5) business days of submittal to Landlord, a redesign of the Space Plans incorporating the revisions reasonably required by Landlord. Landlord will respond to any Tenant submittal within three (3) business days.

Landlord hereby approves the use Tenant's space planner shall be Xxxx Xxxxxxxx of Ocio Design Group Ambiance Associates or such other person or entity as Tenant’s architect for the Tenant Improvementsshall be approved by Landlord, which approval shall not be unreasonably withheld. The Space Plans are to be sufficient to convey the architectural design of the Premises and layout of the Tenant Improvements therein and are to be submitted to Landlord in accordance with the Work Schedule for Landlord’s 's approval. If Landlord reasonably disapproves any aspect of the Space Plans, Landlord will advise Tenant in writing of such disapproval and the reasons therefor in accordance with the Work Schedule, which shall in any event be within three (3) business days of submittal to Landlord. Tenant will then submit to Landlord for Landlord’s 's approval, in accordance with the Work Schedule (which shall in any event be within five (5) business days of submittal to LandlordSchedule, a redesign of the Space Plans incorporating the revisions reasonably required by Landlord. Landlord hereby approves the use of Ocio Design Group as Tenant’s architect for the Tenant Improvements. The Space Plans are to be sufficient to convey the architectural design of the Premises and layout of the Tenant Improvements Finish Work therein and are to be submitted to Landlord in accordance with the Work Schedule for Landlord’s approval, which approval shall not be unreasonably withheld, conditioned, or delayed, and which approval or disapproval Landlord shall provide within ten (10) days of Tenant’s submission of the same. If Landlord reasonably disapproves any aspect of the Space Plans, Landlord will advise Tenant in writing of such disapproval and the reasons therefor in accordance with the Work Schedule, which shall in any event be within three (3) business days of submittal to Landlordtherefor. Tenant will then submit to Landlord for Landlord’s approval, in accordance with the Work Schedule (which shall in any event be within five (5) business days of submittal to Landlord, approval a redesign of the Space Plans incorporating the revisions reasonably required by Landlord. , which approval or disapproval Landlord will respond to any Tenant submittal shall provide within three (3) business daysdays of Tenant’s submission of the same. Such approval process for the Space Plans shall continue until such time as Landlord has approved of the Space Plans.

Landlord shall approve or disapprove in writing such Space Plans within five (5) business days after Landlord’s receipt thereof from Tenant. Landlord’s failure to approve or disapprove in writing Tenant’s Space Plans within such five (5) business day period shall be deemed to constitute Landlord’s approval of such plans. If Landlord reasonably disapproves any aspect of the Space Plans, Landlord will advise Tenant in writing of such disapproval and the reasons therefor in accordance with the Work Schedule, which shall in any event be within three (3) business days of submittal to Landlord. Tenant will then submit to Landlord for Landlord’s approval, in accordance with the Work Schedule (which shall in any event be approval within five (5) business days of submittal to Landlorddays, a redesign of the Space Plans incorporating the revisions reasonably required by Landlord. Landlord will respond to any Tenant submittal shall then approve or disapprove in writing such revised Space Plans within three five (35) business daysdays in accordance with this Section 4(a) and the process pursuant to this Section shall continue until Landlord shall have approved the Space Plans.
