Pro Rata Cost. If a Mandate requires improvements to the Building, Land or Common Areas, except for improvements to meet the unique and special needs of a tenant other than Practice, then Practice shall pay, as Additional Rent, Practice’s Share of all costs incurred by WellQuest or Owner making such improvements.
