Project Involving Construction Manager. If the Owner has engaged a Construction Manager at risk, the Architect is not responsible for the preparation of detailed cost estimates. During the Schematic Design Phase, the Architect, as part of its Basic Services, will cooperate with and assist the Owner and the Construction Manager in their preparation of a detailed estimate of probable construction cost. Upon the completion of such estimate, the Owner will establish a total Project Budget, which will include a budget for the construction cost and will notify the Architect thereof. After receiving notice of the Project Budget, the Architect shall design the Work so that its anticipated cost does not exceed the construction cost included within the Owner’s Project Budget.
