Project Phasing. The Project may be built in phases in response to then-existing market conditions over the Term of the Agreement. Except as otherwise specifically provided by this Agreement with respect to Project infrastructure timing, City and Developer expressly agree that there is no requirement that Developer initiate or complete development of the Project or any particular phase of the Project within any particular period of time, and City shall not impose such a requirement on any Project Approval. The parties acknowledge that Developer cannot at this time predict when or the rate at which or the order in which phases will be developed. Such decisions depend upon numerous factors which are not within the control of Developer, such as market demand, interest rates, competition and other similar factors.
Project Phasing. At appropriate times during preconstruction, including the Schematic Design Document phase and the Design Development Documents phase, Construction Manager shall discuss with Owner Parties its expected construction activities, division of Work, and efficient bidding and awarding of Subcontracts. Construction Manager shall recommend to Owner Parties Project phasing and Work prioritization based on the labor and material markets, project logistics, and such other important factors including time of performance, overlapping trade jurisdictions, weather conditions, and provisions for temporary facilities for the Work. In the event Owner chooses to proceed with the Project or the Work in phases, Construction Manager shall cooperate to economically and efficiently divide the Work into separate Deliverable Portions of Work to accommodate such phases and assist Design Professional to phase its issuance of Construction Drawings and Specifications to facilitate the same.
Project Phasing. The Project may be constructed in phases if such phases are clearly and separately identified on Exhibit B. If construction is by phase, Exhibit B shall include a separate page for each phase, and each such page shall contain signature blocks for conditional and final acceptance of that phase. If the Project is phased, the requirements set forth in paragraphs 6 through 9 hereof shall be applied separately to each phase until all phases are complete, and references to the Project in such paragraphs shall be deemed applicable separately to each phase submitted for conditional acceptance.
Project Phasing. At Agency’s discretion, WOCs will use a phased development approach as described in the WOC. Agency Responsibilities Execution of intergovernmental agreements (if applicable); Program Project funding with appropriate Agencies and assign expenditure accounts; Assign Agency’s Project Manager (“APM”) to perform contract administration (in collaboration with LPA-PM, when applicable) and monitor Consultant performance of assigned WOCs, including conformance with applicable standards, FHWA, ODOT rules and regulations, and acceptable procedures. Attend project meetings as needed; Right-of -Way appraisals, negotiations and acquisitions (unless specifically authorized and assigned to LPA or Consultant); Review Utility Notifications; Furnish available data sufficient to perform the work. Provide project information and documents as described in assigned WOCs Provide technical review and acceptance of all consultant deliverables; Advertise and award the construction contract when applicable; and Any additional items as specified in WOCs. LPA Responsibilities LPA responsibilities may be stated in WOCs for informational purposes. All work assigned to LPAs or other entities, other than subconsultants, is not subject to assigned WOCs, but shall be the subject of separate Intergovernmental Agreements or contracts which will contain the obligations of those entities. In the event Owner chooses to proceed with the Project or the Work in phases, Design-Builder shall cooperate to economically and efficiently divide the Work into separate Deliverable Portions of Work to accommodate such phases.
Project Phasing. If phased construction is deemed appropriate and City approves, CM@Risk shall review the design and make recommendations regarding the phased issuance of construction documents to facilitate phased construction of the Work with the objective of reducing the Project schedule and/or Cost of the Work. CM@Risk will take into consideration factors such as natural and practical lines of Work severability, sequencing effectiveness, access and availability constraints, total time for completion, construction market conditions, labor and materials availability and other factors pertinent to saving time and decreasing costs.
Project Phasing. A PCR has been approved to split this project into four separate phases for design and construction. These phases will include (A) SR-905, (B) SR-11, (C) XXX and (D) SR-125 Connector. The SR-905 phase will include all work west of Xxxxxx Xxxxx Drive as described in the preferred alternative with the exception of the southbound SR-125 to eastbound SR-11 connector. The SR-11 phase will include the remainder of the highway work as described in the preferred alternative along with the CVEF. The XXX will be constructed with a separate contract which is anticipated to be administered by SANDAG. The SR-125 phase will include the southbound SR-125 to eastbound SR-11 connector. The CTC approved this change in January 2012. Senate Bill 1486 includes provisions for the entire project to utilize non-traditional delivery methods. The highway phases are anticipated to be delivered by method of Design- Sequencing, The XXX will be delivered by method of Design-Build to deliver it simultaneously with the highway. This split is scheduled to take place at the onset of the “Begin Design” milestone as shown in the table below. The goal of this split is to facilitate the project delivery to attain the scheduled “Begin Construction” milestone set for September 1, 2013. As the SR 905/SR-11 connectors were environmentally cleared under the SR-905 project, EA 11-093160, there was opportunity to begin design of these connectors immediately. Therefore, design on the SR-905 phase began in the summer of 2011.
Project Phasing. The Trustees may benefit from dividing the Project(s) construction into phasing components. Examples of possible phasing components are: demolition, hazardous material abatement, relocation of underground utilities, site preparation, separated buildings, interior finishes of shelled space, parking lots, and landscape. During design phase, the Service Provider shall identify and propose phasing components to the Trustees. The Trustees are not obligated to accept proposed phasing components or revise specified Project phases.
Project Phasing. The Parties acknowledge that uncertainties associated with market conditions, availability of financing, and other factors, may alter Developer's ability to construct the Project within the Term of this Agreement. Notwithstanding this possibility, to assure City that the Project will be developed within a reasonable time period, Developer shall complete each Phase in accordance with the Phasing Plan set forth below.
